Granny Gets Her Groove Back: Inniswood Village Senior Living Facility

Inniswood Village, a new $35 million senior living facility in Westerville, Ohio, is taking senior comfort and leisure to a whole new level. When complete, the 192-apartment campus will feature a memory care unit, movie theater, library, and bistro. J3 Engineering Group has been there since the ground floor, literally.

J3 Engineering Group provided full engineering and design of precast building components for the general contractor, including the first floor system and varying building support connections. Due to the varying size of precast hollowcore on the project, coordination of a third party precaster was a necessary step in this process. Our client was very pleased with the level of professional coordination, and quick, concise response, J3 took towards coordinating engineering, drafting, production, and installation of these precast elements.

Precast construction was completed on schedule and within budget, and Inniswood Village is now reserving apartments.

Central Avenue Parking Deck

Ready to live a life of luxury in Charlotte, North Carolina? Apartments at modern, urban oasis One305 Central boast amenities such as a saltwater pool, hammock garden, yoga studio, pet spa, and coffee bar, to name just a few. Add an on-site parking deck and you’ve got it all, thanks to J3 Engineering Group.

J3 provided engineering and drafting services to build the centrally positioned parking deck, a location that is not only convenient, but allows residential units unobstructed views of the surrounding skyline. The parking deck consists of precast concrete wall panels, including architectural reveals, a central wall, and a shear wall. The massive, crash resistant panels were divided into multiple pieces and utilized special connectors to join the apportioned sections. Beams and pre-topped precast double tees were also engineered to create a stronger and thicker material for easier installation.

Additional considerations included integration of electrical and plumbing elements, along with designing to allow rainwater to drain properly. As always, accessibility is a must in modern developments. Engineering and drafting of the lower level of the parking deck took special consideration to ensure easy maneuverability of accessible vehicles, their operators, and passengers.

The residences at One305 Central are complete and ready for occupancy.

Brooks Tractor

Brooks Tractor, a manufacturer of cost effective equipment for the construction industry is expanding with a new facility in southeastern Wisconsin. This new 26,000 square foot facility will have a fully operational service department offering technical support for all makes and models of equipment.

Using architectural and structural designs, J3 Engineering Group’s experienced drafters and engineers designed the wall panel system and varying connections to tie the precast shell to the interior steel structure. J3 also offered engineering and design support to the general contractor during the erection phase of the project. The precast panels required large openings due to the large equipment Brooks Tractor offers its customers. To create the openings, two spandrel panels were stacked on top of each other and connections were designed to carry the weight of two panels instead of one.

J3 was readily available to respond to any production and field questions and the project went smoothly. The project is slated for completion at the end of the year.

DRE Corporate Headquarters Expansion

A four story 225,000 square foot corporate headquarters for the Duchossois Group and Chamberlin Group was recently erected in Oakbrook, Illinois. It was one of four buildings in part of an $18 million deal for the Duchossois Real Estate Group.

The building consists of architectural and structural precast, with curved panels and reveals, which taper from being 1 ½” deep at one panel to being flush with the panel at the other end. Nearly 175 individual precast pieces were created, each needing to match the adjoining panel. The second floor contains a green roof in a narrow strip around the building. J3 Engineering Group provided engineering and drafting services for the precast panels of the building.

J3’s experience working on architectural and structural precast, and the ability to work on the project over a long duration, were valuable assets to this project. Coordination with multiple disciplines including the contractor, architect, engineer of record and mechanical engineer was needed to ensure the precast was manufactured and installed correctly. 3D modeling software was used to create accuracy for each panel.

The Duchossois Group manages multiple companies including residential and commercial security, lighting, commercial control, automation, and digital media and has locations in about 30 countries. Construction of the building is nearly complete and should be occupied shortly.

Metreau Apartments

Metreau Apartments

An $18 million dollar, 107 unit apartment project is underway in Downtown Green Bay, Wisconsin. The apartments will include many amenities with the option of a studio, or one and two bedroom penthouses. In addition, they will have stunning views of the Fox River and city views of Green Bay.

The 127,546 square foot apartment complex required a precast parking structure that would support 8 stories of cold-formed steel and remain within budget and schedule. After evaluating the option to use cast in place or work with precast, it was determined that precast was the best solution.

J3 Engineering Group worked with a precaster to engineer precast floors, beams, columns and double tees for the parking structure on this project, making it more economical in the process. A double tee floor system was designed to support the cold-formed shear walls and elevator and stair shafts were designed to withstand lateral loads of the structure above.

When complete, the apartments will include amenities such as a heated underground parking structure, designer style kitchens with granite counter tops and steel appliances, a fitness center, and a club room with a media lounge. It is slated for completion the summer of 2017.
